Selling a Property
If you have a property for sale then two of your main considerations in choosing a selling agent are likely to be the quality of service offered and the price. Although a relatively small firm (perhaps even because of this!), we believe that the quality and efficiency of our service is second to none and we also offer a very competitive pricing structure.
There's an old saying in business - "Location, Location, Location". All properties being sold through our firm are displayed in our prominently located office display window in the middle of Commercial Street in addition to our property display cabinet on the south end of Commercial Street - two prime sites guaranteeing maximum exposure for your property where it counts! In addition, the following marketing services are offered:-
- "For Sale" property boards
- Colour digital photography
- Free National and International Mailing List
- Advertising in the local press
- Free Internet advertising - on this site
Therefore, if you have a property to sell or indeed if you are interested in buying a property then please
contact Michael Inkster who will be happy to offer the necessary assistance and advice.

Residential and Commercial Leasing
There are three levels of service offered:-
- A full factoring service to include finding a tenant, checking references, drafting Lease, collecting rent and carrying out regular inspections.
- Finding a tenant and completing the Lease.
- Preparing a Lease only.
It is important to have a written Lease in the proper format and to ensure that any necessary notices under the Rent Acts are provided to the incoming tenant. Most residential Leases in the private sector take the form of "short assured tenancies" - this ensures that possession of the property can be recovered after the period of the Lease has come to an end.
We advise on all aspects of residential leasing. For further information please contact Michael Inkster who will be happy to offer the necessary assistance and advice.
We also offer a full commercial leasing service to include negotiating the Lease document right through to its
completion and signing. It is important to ensure both from a landlord's and tenant's perspective that
consideration is given to every aspect of the Lease including maintenance and repair obligations, rent view,
Lease term, insurance, etc. For advice on all commercial leasing matters please contact Michael Inkster who will be
happy to offer the necessary assistance and advice.

Remortgaging is now big business - this is in stark contrast to the position some years ago when many borrowers stayed with a lender for life. One of the reasons for this is the increased competition amongst mortgage lenders with many offering financial incentives to sell their mortgage products. It is often possible for a borrower to save considerable sums of money by changing mortgage lender and increasingly there has been a trend towards remortgaging every few years to take advantage of the best deals available. Some lenders will even offer a contribution towards the legal expenses associated with a remortgage transaction.
If you decide to change your mortgage lender at any time then we can act in the remortgage transaction and
attend to the preparation of the new Security (mortgage deed) and the formal discharge of the previous Security.
We would also carry out the usual checks on behalf of the new lender to ensure that they obtain a valid and
marketable Security over your property. For details of our remortgage package please contact Michael Inkster who
will be happy to offer the necessary assistance and advice.
